We'll ask about the condition of the house, whether anyone is living in it, whether there's a mortgage or liens, and when you'd ideally like to be done. If the house is part of an estate, we'll ask where you are in the probate process.

Close at a NJ title company, get paid

Once you accept, we sign a plain-language contract and send it to a New Jersey title company. They run title, clear any liens from the proceeds, and schedule closing for the date you chose. Seven days works when title is clean; most sellers pick two to four weeks so they have time to move.

We pay the closing costs. You take what you want from the house and leave the rest. At closing you get a wire or a check.

Need to stay a few days after closing? Ask about a post-closing occupancy agreement. We do it often.

Is the walkthrough an inspection?
No. There's no inspector, no report, and no renegotiation afterward. We look at the house once so the offer we write is the offer we close on.
Do I need my own attorney?
New Jersey doesn't require one for sellers, but many of our sellers use one and we encourage it. Attorney review is built into the contract timeline.
What if I owe more than the offer?
Tell us early. Depending on the lender, a short sale may be possible and we've done them. If not, we'll say so rather than tie up your house.
Can I change my closing date after signing?
Usually, yes. Moving is unpredictable. Give us as much notice as you can and we'll work with the title company to shift it.
