Do I have to tell my tenants I'm selling?

No. The lease transfers to us at closing and we notify them of the new owner. If you'd rather tell them yourself, that's fine too.

What about security deposits?

New Jersey requires deposits to transfer to the new owner with notice to the tenant. The title company credits them to us at closing and we handle the notice.

My tenant refuses to let anyone in. Can you still make an offer?

Yes. We'll see the exterior and any accessible units and estimate the rest. Our offer accounts for the uncertainty.

Do you buy buildings with open violations or a stop-work order?
