Why downsizing sellers skip the listing

The advice to "get the house ready" usually means months of work, thousands of dollars, and living in a showroom. There's another way.

The prep list is the problem. Agents in North Jersey will tell you to update the kitchen, paint everything, refinish floors, clear out the basement and stage the rooms. That's a project measured in months, paid for out of pocket, and it disrupts the life you're trying to simplify.

Showings and an empty nest don't mix. Weekends of strangers walking through, keeping the house spotless, leaving for open houses. For a lot of people in their 60s, 70s and 80s, that's simply not worth it.

Timing two moves is hard. A 55+ community, a condo, an apartment near the grandchildren. The new place has a date. A retail buyer's financing doesn't care about your date.

We buy it as it is and clear it out. Take the things that matter. Leave the encyclopedias, the workbench, the couch that won't fit. We close on the day you need and, if the new place isn't ready, you stay a little longer under a simple agreement.

Downsizing situations we see every week

Yours is probably on this list.

  • Moving to a 55+ community Close on the community's move-in date. Stay in the house until then.
  • Too much house after a loss A spouse has passed and the house is more than one person needs. We're gentle with this.
  • Moving in with children or near grandchildren Out of state or across town. Remote closing available.
  • Health making the stairs difficult See our health and medical guide. Same care, same process.
  • Decades of belongings Basements, attics, garages. Take what matters; leave the rest to us.
  • Original kitchen and baths Unrenovated since the 70s is exactly what we buy. No updates needed.

Questions we hear about this

All FAQs →

Do I have to clean out the house?

No. Most of our downsizing sellers leave a great deal behind. It's included.

What if my new place won't be ready for a few months?

We can close later, or close now and you stay under a post-closing occupancy agreement.

Will I get less than if I listed?

Likely, yes, before costs. After commissions, repairs, months of carrying costs and the work of showings, the gap is usually smaller than people expect, and we'll show you both numbers.

Can my children be involved?

Absolutely. Many sellers have a son or daughter on every call. We're glad to explain things twice.

Is there any pressure to decide quickly?

None. The offer doesn't expire overnight. Take the time you need.
